Preconstruction Phase:
   provide overall management of the preconstruction phase
   prepare preliminary estimates
   perform constructability reviews and value engineering as required
   manage the competitive bid process
   solicit bids from qualified subcontractors
   conduct pre-bid walk-through
   prepare final estimate
   provide bid analysis
   write comprehensive contract scopes to minimize change orders
   award contracts to lowest responsible bidder
   obtain permits as required 

Construction Phase:
   provide overall management of the construction phase
   coordinate project partners
   monitor and control the project schedule
   provide weekly quality control inspection
   provide weekly safety inspections
   monitor construction progress weekly
   monitor and control project costs
   insure timely and accurate communication
   provide leadership and direction to job meetings
   take and distribute minutes (if required)
   mediate any problems that arise between project participants

Post-construction Phase:
   manage post construction phase
   obtain certificate of occupancy
   establish substantial complection date
   coordinate move in
   prepare, distribute and insure timely completion of punch list
   obtain all required close out documents
   oversee training in equipment utilization
   provide operation manuals, as-builts etc.
   conduct warranty walk-through 11 months after construction

Our approach to Construction Management is based on a team concept. Since 75% of our work is as a Construction Manager we recognize that effective construction management entails much more than providing a quality product, on time and within budget. It also consists of providing a service which begins in the preconstruction phase, continues through the construction period and ends sometime after the one year warranty period; a process which will take several years. The construction process by its very nature can cause anxiety and stress and it is our job to make sure that each project runs smoothly and that the owner is as comfortable as possible during the entire process.

We have come to realize that the best jobs are those based on true teamwork. We have found that little is accomplished through adversarial approaches. We have learned to give and take and feel equally comfortable leading the entire process or following.

Our Construction Management Team members are not only highly capable and experienced in their disciplines, but they are also personable and easy to work with. We strive to develop positive working relationships with our clients and architects on every project. In many cases these relationships have become friendships that have lasted for years.
