Preconstruction

The preconstruction phase is critical to setting a project up for success. During this stage, when our team develops a strategic plan to achieve the project goals, budget, and schedule requirements. Our estimating team thoroughly analyzes the construction documents, creates a master schedule, prepares cost estimates, and develops value engineering recommendations. Throughout the process, we collaborate closely with owners, designers, and all key stakeholders to ensure that our clients receive the highest quality product with the maximum value.


During the preconstruction phase CRD will:

  • Provide overall management of the entire preconstruction phase

  • Prepare a master preconstruction schedule

  • Prepare the full range of estimates, including: conceptual, schematic, design development, and construction document phase estimates

  • Perform constructability reviews

  • Manage the competitive bid process

  • Solicit bids from qualified subcontractors

  • Prepare final estimate

  • Identify and procure long lead items

  • Write comprehensive contract scopes to eliminate change orders

  • Award contracts to lowest responsible bidder

  • Obtain permits as required

Construction

Throughout the construction phase our project teams maintain rigorous quality standards and enforce strict safety protocols, while closely tracking costs and schedule milestones. Our team of project managers and superintendents bring extensive field experience and building acumen to their respective roles, with a focus on providing a clear interface between all project details, owners, and stakeholders.


During the construction phase CRD will:

  • Provide overall management of the entire construction phase

  • Coordinate with project partners

  • Monitor and control the project schedule

  • Provide weekly quality control inspections

  • Provide weekly safety inspections

  • Monitor and control project costs

  • Ensure timely and accurate communication and reporting

  • Provide leadership and direction to job meetings

  • Take and distribute minutes (if required)

Post Construction

Once the construction phase is substantially complete, we move into the final phase of the project. During this critical period, our project managers and superintendents work closely with owners and architects to ensure that projects finish strong. The post construction phase begins with a certificate of occupancy and ends one year later.

During the post construction phase CRD will:

  • Manage the entire post construction phase

  • Obtain certificate of occupancy

  • Establish a substantial completion date

  • Coordinate move-in

  • Prepare, distribute, and ensure timely completion of punch list

  • Oversee equipment utilization training

  • Provide all required closeout documentation (operation manuals, as-built drawings, etc.)

  • Conduct warranty walkthrough 11 months after construction and one month before end of general warranty

  • Follow up as needed after general warranty (one year) has expired
