With the Design-Build project delivery method, CRD is responsible for both the design and construction of a project, giving owners the advantage of a single point of contact throughout the entire project lifecycle.

Our Design-Build Process

Preconstruction

During the preconstruction phase, we collaborate closely with our clients to translate their vision into a design that matches their needs, site-specific requirements, and budget. Over the years we have built strong relationships with many qualified design professionals capable of supporting projects of any size and complexity. As part of the design team, you will work closely with our construction team and design partner.

At the conclusion of the design and preconstruction phase, you will receive a set of buildable plans and specifications that reflect your vision for your project, as well as a detailed cost estimate that includes our subcontractor/supplier selections and proposals. We will provide this estimate in an open book format, allowing you to see exactly where your money is being spent.

Upon approval, we will prepare a customized construction contract, which will include the specific construction details of the project along with a lump sum figure that locks in your cost. Upon completion of the contract, we will move forward with permitting and groundbreaking.

Construction

During the construction phase, we carefully select subcontractors and suppliers to meet the specific requirements of building your project. Our selection process prioritizes quality craftsmanship, timely performance, and competitive pricing to ensure the highest value for our clients.

Once we have the team in place, we will oversee the construction process. We use Procore, a leading construction management platform, to maintain real-time communication and transparency among clients, subcontractors, and suppliers—keeping all stakeholders informed and aligned throughout the project.

From the first shovel in the ground to the final finishing touches, our team will work hard to ensure that you are delighted every step of the way.

Post Construction

Upon completion of your project, we will provide a closeout package that includes all required documentation, such as warranty information, service manuals, and subcontractor/supplier contact information. We will also manage the warranty process. As you approach the eleventh month of occupying your new space, we will return for a walkthrough to determine if anything needs our attention.
